We have designed and built Stage 1 warehousing & offices for our client that accommodates a tricky site on a busy Yatala road. From the:

  • Dedicated parking and warehouse entry points for each tenancy

With a need for public exposure this business certainly captured the imagination with their requirements and Clarke’s were able to design in a few key features into this revised design that resulted in big savings for our client in relation to the fire design.

This project came to us with our clients keen to get the project moving and quick. They had out grown their previous facility and where looking to capitalise on growing area in Coomera. The project had already been designed by an architect engaged by the owners and with a few tweaks to the design we were able to improve the functionality and save our client money too.

Several years in the planning, the Clarke team have produced another top quality building offering design and finishes second to none. Purpose built for Clarke’s head office this building offers an 830m2 purpose built manufacturing facility for structural steel work to service their construction, a two story office and administration building measuring 289m2, in addition to a separate warehouse and office tenancy totalling 732m2.

“The brief for this project was simple; to construct a building where we can work, grow and produce, with the overlaying goal of having a showcase building to impress our clients” said Andrew Clarke.

“Not only did we want something to show our clients the quality and finishes we can provide, but it was important to me to have somewhere that our staff can be proud of working. We have spent a lot of time designing offices, work areas, staff amenities and breakout areas so that our staff can feel relaxed but productive” Andrew goes on to say.

The building has been constructed using many different finishes internally and externally in line with Clarke’s core business, Industrial & Commercial construction. The raw finishes of concrete tilt panel, blockwork, recycled timber, exposed ducting, galvanized steel and polished concrete floors, is to name just a few.

Designed and Constructed by Clarke’s with the help of an Interior Designer.  This project goes where no other industrial “Office” has gone before.

Featuring a vast mixture hi-end finishes and raw off-form products and materials specially selected to reflect the industrial nature of the occupying business.

A predominant two-storey Office and Administration area offering staff amenities such as an upmarket Cafe’ and “Chill Out” area opening onto a timber deck fronts the Building.

The Executive Section boasts a Client Lounge and Meeting Rooms with Executive Offices for the staff.

The Warehouse backs the Admin Area with approximately 1000m2 of floor area for the storage of product.

A 4m wide canter levered awning weather protects the wide roller shutters for all-weather access, manoeuvring and storage.

Project Brief

We were contracted to design and construct two warehouse units in a ‘duplex’ or ‘mirrored’ style. The project is built on one of the last remaining vacant industrial blocks in Nerang measuring 2011m2.

The total floor area of the building 1216m2 over two levels providing an entry foyer, upstairs office, kitchenette, staff amenities and generous warehousing area ideal for pallet racking or similar storage configuration. Externally the development offers good site and building access and plenty car parking for each tenancy.

Due to the existing ground conditions being classified as ‘uncontrolled’ fill it meant that we had to excavate the site down a metre, re-layer and re-compact the suitable material under level one geotechnical supervision to obtain 98% (or better) compaction ready for the construction of the building.

On completion of the project the client said:

“Clarke’s built two factories for me, they did the whole thing, got it through Council, built them and handed me the keys when they were finished.

They were very helpful; we looked at previous jobs they’d built. They provided 3D plans, which helped us see the design and choose the colours.

We found the construction process very easy, we didn’t have to do anything, Clarke’s looked after it all and built it in good time. The building is very good. I’m very pleased. The level of finish is better than I expected.

Project Brief

Clarke’s were awarded the construction contract from a number of tenderers for the project.

One of the difficulties we found on site was the founding material for the footings was not going to support a tilt panel building. With the assistance of the structural engineers we adopted ‘driven’ timber piles that went down over 6m. This ensured a solid foundation that will prevent any long term differential settlement.
