Make Sure You Don’t Pay Until You’re Happy

A common mistake people make when dealing with an industrial or commercial builder is that they pay before everything is completed to their satisfaction.

It’s important to pay for what you have asked for and what the builder is contracted to do and it’s important that you are getting what you want and that you’re paying for what you have asked for.

Too often we hear stories about people who have paid too early who end up with broken promises from builders and they can’t get them to come back to fix or finish things.  We hear this story time and time again.

Your contract with the builder should clearly show what has to be completed before payment is made. Normally builders will set up milestones on the job and ask for payment at the completion of each milestone.  It’s important that you understand each milestone and how you can check visually that the job is progressing against that milestone before you make the payment.

But it’s the last payment that is the most important one.  It’s important that you check this very carefully to make sure everything is done to your satisfaction and they have fulfilled the contract.  Only when you’re totally satisfied should you make the final payment.

Because once you’ve made that final payment it’s very hard to get the builder to do anything else.

At Clarke’s, upon completion of a job, we also complete a walk-through of the job with the client.  Anything that needs fixing or rectifying will be done before we ask for the money.  We want our clients to be one hundred percent happy before they hand over the final payment; and then we hand them the keys.

Obviously, things do come up, but by doing this we massively decrease the amount of issues we may have in the future, such as clients having to call us back.  It’s all about making the customer happy, and this helps to make our job easier.

The most important thing is to make sure you understand each stage and that you physically check the site with the builder.  Never make a payment until you are satisfied that everything is done.
